The Land Use Bylaw categorizes each parcel of land into a zoning district, which directs the types of development and the uses for that parcel of land. Rezoning is the process of changing the zone that applies to a property or parcel of land.
There are two situations in which you may want to rezone:
- When an applicant wishes to develop land for a certain purpose and that purpose is not supported in the current zoning of the property under the Land Use Bylaw.
OR
- When an applicant wishes to subdivide land into a new proposed parcel (or parcels) that don’t meet the current zoning requirements due to either the proposed parcel size or proposed parcel use.
